Frequently Asked Questions

How long does it take to process the application?

24 – 48 hours, once all the correct paperwork has been submitted and leases have been signed.

What is the security deposit?

A deposit equal to one month’s rent.

What documentation is required?

Last 2 years’ tax returns, 2 recent pay stubs, 2 recent bank statements, a landlord reference letter, and a letter verifying employment or a CPA letter if self-employed.

I don’t meet some of the qualifications. Can I still apply for an apartment?

Yes, you can still apply, and we will provide you with some options in order to qualify you for the rental.

Do you combine incomes to meet the income requirements?

Yes, we combine residents’ incomes. We will also combine guarantors’ incomes.

Do you accept guarantors?

Yes, we accept guarantors from all over the US and Canada. Guarantors must meet a 75X the monthly rent income requirement.

Is there a fee to apply?

Yes, there is a $20 application fee to apply.

Am I paying Manhattan Skyline my application fee?

No. The application fee is paid directly to TenantAlert, a nationwide tenant screening provider.

Applicant authorizes the landlord to contact past and present landlords, employers, credit bureaus, neighbors and any other sources deemed necessary to investigate applicant.

All information is true, accurate and complete to the best of applicant’s knowledge. Landlord reserves the right to disqualify tenant if information is not as represented.

APPLICATION PROCESS

A completed and signed application is to include a $20.00 non-refundable (per person) application fee (personal check or money order accepted – no cash)

All required documents must be provided to the landlord within 24 hours after an application is submitted

In addition, two (2) separate certified or official bank checks representing the first month’s rent and security deposit are required to hold the apartment until the application process is complete. Check are made payable to: 

INCOME REQUIREMENTS

The applicant’s annual income must be at least 45x the monthly rent

If a guarantor is required, the guarantor’s annual income must be at least 75x the monthly rent

DOCUMENTS REQUIRED

Letter of employment on company’s letterhead verifying length of employment, position held with company, and annual salary including other compensation (i.e. bonuses, housing)

Letter from most recent landlord stating your monthly rent, length of residency, and punctuality of monthly payment or other proof of fiscal and personal responsibility for housing

Copies of two (2) most recent pay stubs

Copies of the first two (2) pages of tax returns or 1040’s for the last two (2) years

Most recent statements from a US bank and/or US financial institution showing a balance in an account located within the United States of America of at least 6 months of rent for applicant and 12 months of rent for guarantors; if there is more than one account, please include. (All statements should show you and/or your guarantor respectively as the account holder(s) and the account number)

Proof of renter's insurance policy including, but not limited to fire, theft and water damage with a limit of not less than $50,000 personal coverage and not less than $500,000 liability coverage.

Government issued ID (passport, driver’s license, state issued ID)

Letter from your CPA on company letterhead establishing your ownership of the company, length of time of company’s existence, estimated salary for present year, and salary of previous two (2) years

If company is an S-Corporation, provide the Schedule E of tax returns

Copies of the first three (3) pages of tax returns or 1040’s for the last two (2) years

Most recent statements from a US bank and/or US financial institution showing a balance in an account located within the United States of America of at least 6 months of rent for applicant and 12 months of rent for guarantors; if there is more than one account, please include.
